Welcome to the 2026 season! Beach Bum Cleaning Pros is excited to work with you again. If you are a new client, welcome! Now is the perfect time to schedule your deep clean so your property is detailed, refreshed, and fully guest-ready before the season kicks into full peak.

Once the season really kicks off toward the end of May, we’re typically fully booked with changeovers and can’t add deep cleans to the schedule. Booking now helps you secure a spot before availability tightens.

  • Restock* dishwasher detergent,* liquid soap, *coffee filters, and *garbage bags (provided by property owner/manager unless otherwise agreed upon) see optional add-ons list

  • Put out 2 clean *sponges and 2 *kitchen towels

Living Room

  • Clean, high dust, and vacuum

  • Clean baseboards

  • Dust windowsills and ledges

  • Dust furniture

  • Dust blinds,

  • Dust picture frames

  • Dust ceiling fans

  • Dust lamps

  • Vacuum carpets or wash floor

  • Vacuum furniture, including under seat cushions

  • Change sheets on the sofa bed

  • Wash windows on sliding glass doors

  • Empty and clean wastebaskets

  • Check remote *batteries/replace if necessary

Bedrooms

  • Vacuum floor

  • Vacuum under beds

  • Check for personal belongings left in drawers and closets

  • Dust furniture

  • Clean mirrors

  • Clean the inside of windows

  • Make sure *light bulbs are working and replace them if necessary

  • Check for wear and tear or stains on linens and blankets

Bathrooms

  • Clean, scrub and sanitize showers

  • Clean, scrub and sanitize bathtubs vanity mirror, and splashbacks

  • Clean, scrub and sanitize vanity mirror and splashbacks

  • Clean, scrub and sanitize sinks

  • Clean mirrors

  • Clean and sanitize toilets

  • Polish chrome

  • Wash floors and tile walls

  • Empty wastebasket

  • Replenish *hand soap and *lotions.

  • Replenish *toilet paper

  • Wash all *linens, make sure there are 2 *hand towels, 4 washcloths, 2 *bath towels per guest and a *shower mat

Other areas

  • Be sure the washer and dryer are empty; clean out the lint trap

  • Check *light bulbs and change if necessary

  • Wipe down the patio set

  • Clean barbecue

  • Straighten outdoor area

  • Clear any debris from patios or balconies

  • Ensure that any rented facilities are left in excellent condition. (example: beach chairs, surf boards etc.)

Please note: We do not move furniture during a changeover cleaning. Furniture is only moved during a Deep Cleaning. A before and after season Deep Clean is always recommended.

To help our cleaning team prepare the home for the next family arriving this afternoon, please complete the following before you head out:

  • [ ] Beach Badges: Return all badges to their location. Please double-check pockets and beach bags!

  • [ ] Dishes: Load the dishwasher and start the cycle. Please do not leave dirty dishes in the sink.

  • [ ] Fridge/Pantry: Remove all perishable items. If you have unopened non-perishables you’d like to donate, please leave them in the designated bin or take them with you.

  • [ ] Trash: Take all final trash and recycling bags to the outdoor bins. Ensure lids are tightly secured against seagulls and wind.

  • [ ] Linens:

  • -If you brought your own: Please ensure all beds are stripped.

  • -If provided by us: Please strip used beds and pile towels in the laundry area. Do not wash them; our team handles professional laundering.

  • [ ] Sand Check: Please give the floors a quick "once-over" with the vacuum if there is excessive sand.

  • [ ] Windows & Doors: Ensure all windows are closed and locked. Close all blinds to keep the house cool for the cleaners.

  • [ ] Thermostat: Set the AC to [74°F / Off].

  • [ ] Final Walkthrough: Check under beds and in outlets for phone chargers, iPads, and "favorite" stuffed friends.

  • [ ] Lock Up: Ensure the [Front/Back] door is locked behind you.

These are required by each guest by they depart. We will as a courtesy, complete these things if they are left undone, however if the home is left is complete disarray, you will be notified and an additional fee will apply. That fee will depend on the exact nature of the circumstance.

It is your guests responsibility to leave the home in an orderly condition. Beach Bum Cleaning Pros will do an inspection and take notes to any damages, however, are NOT RESPONSIBLE for missing, stolen or damaged items caused by the guest. It is recommended that each guest leave a security deposit that is held for 10 days by the Real Estate office to protect you, the property owner against damage or theft.

If a concern arises about the changeover cleaning performed by us or any restocking issues, the guest can contact us at 848-276-7767 and we will recify the issue directly so you don't have to. Compliants will only be handled about the check-In cleaning on the guest day of check-in ONLY. Restocking issues can be handled any day or time of the week that they are enjoying the property. (ie: short of bathroom tissue or need fresh towels)

Friday Check-in Booking Dates

______PLEASE PROVIDE: Beach Bum Cleaning with 2 working sets of keys or a valid code to gain entry to the property.

______PLEASE INITIAL: each section of this form and return to Beach Bum Cleaning Service and along with Credit Card Authorization form and the two (2) sets of keys.

______DEPOSIT REQUIRED: There is a security deposit required for any scheduled cleaning service of $200, this deposit ensures Beach Bum Cleaning Pros of your commitment to us during a very hectic and competiative market. This fee will be applied to your final seasonal cleaning.

_____PAYMENT FOR SERVICES RENDERED: All payments for cleaning services rendered are processed immediately upon completion of the cleaning, as our cleaning technician teams do not process payments. Therefore it is required that a valid credit /debit card be kept on file. There is a $15.00 for any failed credit card payments. We DO NOT accept cash, venmo, paypal or American Express. Visa, Mastercard and Discover only please.

______CANCELLATION FEE: If a cleaning is cancelled within 48 hours of scheduled cleaning a $50 cancellation fee will apply. Kindly give 72 hours notice. So as we may rechedule our teams during peak season.

______NO EARLY CHECK-INS; So we have the appropriate amount of time to get the scheduled cleaning done and have it at its best, we dont not allow early check-ins. If we are contacted and informed that a cleaning is not necessary, you will still pay FULL RATE.

______NO LATE CHECK-OUTS: We will not be responsible for completion of the scheduled cleaning if our teams are unable to access the property because a guest has not vacated. Again, you will still pay FULL RATE. We have VERY TIGHT schedule during peak season and CANNOT accomodate resheduled cleanings on a last minute basis.

______SAFETY FIRST: To protect your property, its contents and our teams, we DO NOT open doors or accept packages for anyone. Thank you for understanding!

Note: YOU MAY CANCEL THIS CONTRACT AT ANYTIME BEFORE MISNIGHT ON THE THIRD BUSINESS DAY AFTER RECEIVING THIS CONTRACT. IF YOU DECIDE TO CANCEL, YOU MUST EITHER (1) SEND A SIGNED AND DATED WRITTEN CANCELLATION NOTICE BY REGISTERED OR CERTIFIED MAIL, RETURN RECEIPT REQUESTED , OR (2) PERSONALLY DELIVER A SIGNED AND DATED WRITTEN NOTICE OF CANCELLATION TO 1150 TREASURE AVE. MANAHWKIN, NJ 08050. IF YOU CANCEL THIS CONTRACT WITHIN THE ALOTTED 3 BUSINESS DAYS, YOU ARE ENTILED TO A FULL REFUND.
